Milky Way Drive

In 2019, the City Council rezoned about 32 acres at the end of Milky Way Drive to allow 45–68 townhouse or condominium units with two required access or emergency routes. The measure passed October 31, 2019 despite concerns about limited road access, wildfire risk, and traffic on the single-exit cul-de-sac. In March 2022, the Zoning & Platting Commission imposed a moratorium—advocated by CONA—while covenant, traffic, and access requirements were reviewed.

Camelback PUD

CONA and Lake Austin Collective supported rezoning for the Four Seasons Private Residences Lake Austin—formerly the Camelback PUD—approved by City Council for approximately 145 acres near the Highway 360 bridge. The original plan proposed 179 luxury homes with resort-style amenities including a funicular(rail line from boat dock to cliff above), marina, spa, clubhouse, and more than 90 acres of preserved parkland and a public overlook. In May 2025, the developer amended the PUD to remove the funicular, replacing it with a golf cart path for lake access, and added roughly 85 new single-family lots. The project continues to promote a mix of upscale housing and environmental preservation along the Lake Austin shoreline.

Storage Units at 6500 RM 2222

CONA supported the development of low-traffic self-storage units at FM 2222 and City Park Road. In late 2018, the Austin City Council approved rezoning for the triangular parcel at the southeast corner of the intersection—formerly part of the larger Champion Tract—to allow commercial service use, including self-storage. The approved site plan (SPC-2017-0239C) includes access from both FM 2222 and City Park Road, compliance with West Bull Creek watershed regulations, and compatibility standards for nearby single-family neighborhoods.

Zimmerman Lane

Hotel at 2222/360

CONA in conjunction with the Lake Austin Collective, advocated for the rezoning of the southeast corner of RM 2222 (FM 2222) and Loop 360. On July 10, 2024, the Austin City Council approved the change, allowing plans for the Avenue East Hotel to move forward. A restrictive covenant reflecting neighborhood requests is now in place.

The Council’s vote included the rezoning as well as environmental and development waivers needed for the project. Final site plan approvals are still pending, so detailed design and construction timelines have not yet been finalized.

Brandywine at 6500 River Pl Blvd

CONA advocated for the River Place HOA when Brandywine Realty Trust submitted a Planned Development Area (PDA) amendment in early 2025 to allow multifamily housing on the 48-acre office campus at 6500 River Place Blvd. The City’s Zoning & Platting Commission unanimously approved the amendment on June 17, 2025, and then it was placed on indefinite hold on the agenda for City Council due to Senate Bill 840.

 

An agreement for resident requests was reached with the HOA and Brandywine. 

CONA advocated for and the City of Austin recently approved a zoning change for two properties on Zimmerman Lane, turning them from “Development Reserve” land into zoning that allows for townhomes and condos—up to about 46 homes total. This decision matches what’s already allowed on nearby properties and aims to provide more housing options in the area.

The City Council, city staff, neighborhood and zoning commission all supported the change because it fits the neighborhood and helps with Austin’s housing needs.  Since Zimmerman Lane is in a more rural part of town without sidewalks or streetlights wildfire and traffic are still concerns. The developers say they want to work with the community to make sure the new homes are a good fit.
