Milky Way Drive

In late 2019, the City Council approved rezoning approximately 32 acres at the end of Milky Way Drive—from Development Reserve (DR) to Townhouse & Condominium Residence with Conditional Overlay (SF‑6‑CO)—capping allowable development between 45–68 units depending on site conditions and ensuring two points of access or emergency routes. The rezoning passed in full on October 31, 2019, after earlier readings in August and October, despite concerns from residents and fire officials who warned about limited road access, wildfire risk, and traffic on the narrow, single-exit cul-de-sac.  CONA advocated for a  moratorium that was later imposed by the Zoning & Platting Commission in March 2022, pausing development while restrictive covenant corrections and compliance with traffic and access conditions were evaluated.

Camelback PUD

CONA and Lake Austin Collective advocated for the Four Seasons Private Residences Lake Austin—formerly known as the Camelback PUD— rezoning changes.  Austin City Council approved the transformation of approximately 145 acres by the the highway 360 bridge into a luxury residential development. The original plan included 179 high-end homes, resort-style amenities like a funicular, marina, spa, and clubhouse, and more than 90 acres of preserved parkland and public overlook. However, in May 2025, the developer amended the PUD to remove the funicular and replace it with a golf cart path for lake access, while also increasing the number of single-family homes by adding roughly 85 new lots. The project continues to promote a mix of upscale housing and environmental preservation along the Lake Austin shoreline.

Storage Units at 6500 RM 2222

CONA advocated for the low traffic Storage units at 2222 and City Park Road. In late 2018, the Austin City Council approved a rezoning on the triangular parcel at the southeast corner of FM 2222 and City Park Road—once part of the larger “Champion Tract” area—to allow a commercial service land use, which included a facility for self‑storage units. The site plan (SPC‑2017‑0239C) outlined access from both FM 2222 and City Park Road, compliance with West Bull Creek watershed rules, and compatibility with surrounding single‑family neighborhoods

Hotel at 2222/360

CONA in conjunction with Lake Austin Collective advoced for and got Austin City Council approved rezoning for the southeast corner of RM 2222 (also known as FM 2222) and Loop 360, clearing the way for the Avenue East hotel on July 10, 2024 A restrive covenant outlining neighborhood requests is effect.

 

The Council's vote included both the rezoning and accompanying environmental and development waivers, effectively enabling the hotel developer to move forward with their plans. However, final site plan approval are still pending, meaning detailed design and construction dates are not yet finalized

Brandywine at 6500 River Pl Blvd

CONA advocated for the River Place HOA when Brandywine Realty Trust submitted a Planned Development Area (PDA) amendment in early 2025 to allow multifamily housing on the 48-acre office campus at 6500 River Place Blvd. The City’s Zoning & Platting Commission unanimously approved the amendment on June 17, 2025, and then it was placed on indefinite hold on the agenda for City Council due to Senate Bill 840.

 

An agreement for resident requests was reached with the HOA and Brandywine. 

CONA advocated for and the City of Austin recently approved a zoning change for two properties on Zimmerman Lane, turning them from “Development Reserve” land into zoning that allows for townhomes and condos—up to about 46 homes total. This decision matches what’s already allowed on nearby properties and aims to provide more housing options in the area.

The City Council, city staff, neighborhood and zoning commission all supported the change because it fits the neighborhood and helps with Austin’s housing needs.  Since Zimmerman Lane is in a more rural part of town without sidewalks or streetlights wildfire and traffic are still concerns. The developers say they want to work with the community to make sure the new homes are a good fit.
