This project involves a site plan revision application for an office complex at the Northwest corner of 360 and RR2222. The original site plan, approved in 2001, included the Champion Gables apartment complex and this office complex. This site plan features approximately 230,000 square feet of office space plus a parking structure.
CONA representatives met with the applicant on August 15, 2007 to learn about the revisions proposed to the approved site plan. Drenner & Golden Stuart Wolff, Attorneys at Law, represent Endeavor Real Estate Group for the Site Plan Revision application. CONA raised two important questions during the first meeting. The questions are in regard to:
The City of Austin planning department is meeting with the applicant to resolve the two outstanding issues before the hearing. As of September 28, 2007, City Staff postponed two ZAP hearings and it is likely that the October 2nd hearing also will be postponed.
After approval of the revised site plan, Endeavor plans to begin construction by the end of 2007, with an anticipated construction schedule of 13 months.

There is a shared, cumulative condition that the Champion Tract 1, Tract 2, and Tract 3 generate a maximum 6,500 Vehicle Trips per Day (VTD). The Champion Gables office complex on Tract 1 consumed 2,909 VTDs, and the office complex approved for Tract 1 uses another 2,533 of these VTDs. The Site Plan Revision that is being proposed is estimated to generate 2,532 VTDs.

The HCRO Height Limits map was presented by Alice Glasco, then Director of NPZD, in a Dec 2005 hearing to show City Council how the HCRO height limits would still apply to the Champion tracts despite the height limit of 820 feet above sea level that was proposed with a mediated zoning agreement. |
